Markets are shifting. Some may tell you that you can put whatever price you’d like on your home and it will sell. Even in a seller's market - that's not always the case. I have many homeowners calling me now to discuss how to get the best possible price for their home.
What's a Seller's Market?
There are currently fewer houses on the market, which means there is less competition. When the market shifts into a buyer’s market, it becomes flooded with homes, which will increase your competition and push the price you could get for your home lower.
Buyers who are looking to purchase during difficult times are very serious about buying. They aren’t “just curious” about what is out there, they are fully intending to purchase a home. Many listed homes end up with multiple offers, which gives you a better chance to get the price you want for your home.
My advice is to price it at or just below market value. When you do, it catapults your listing to the top of the “got to see” list. When that happens, we’ll actually see multiple offers which allows you to negotiate up rather than down. So, how much is your house worth?
